Glenveagh lodges plans to build 1,350 homes in north Dublin

Glenveagh Homes is set to lodge plans for 1,350 residential units on a 119.5-acre site adjoining Belcamp Hall off Malahide Road in north Dublin.

The submission follows the company’s €130 million acquisition of the Belcamp site from Gannon Homes earlier this year.

The Large Scale Residential (LRD) scheme comprises 802 houses and 296 apartments across eight blocks ranging from three to five storeys, alongside 252 walk-up apartments of three to four storeys. Glenveagh is seeking a 10-year planning permission from Fingal County Council.

The development will feature 685 two-bedroom units, 398 three-bedroom units, 212 one-bedroom units, and 55 four-bedroom units. Community and commercial facilities are planned, including a childcare facility, 1,650 sq m of non-residential space for retail, health, and recreational services, a school site, a mobility hub, and a public plaza. A new east-west distributor road and a bridge across the River Mayne are also included.

Stephen Garvey, Glenveagh chief executive, said: “We are confident in delivering about 1,500 homebuilding units in full year 2025. We are on track to increase our annual output to 1,900 units by 2027.”

The Belcamp LRD replaces a previously proposed Strategic Housing Development by Gannon Homes in 2022 for 2,527 units, which was withdrawn in December last year. Glenveagh continues to expand in north Dublin, with a separate 398-unit LRD plan at Ballymastone, Donabate currently before Fingal County Council.

The development forms part of Glenveagh’s broader strategy to strengthen its residential pipeline across Ireland and support urban housing growth in Dublin’s northern corridor.
