HBC Construction has commenced work on the £6 million (€6.98 million) Templeborough Business Zone development adjacent to the Magna Science Adventure Centre in South Yorkshire, following its appointment by Rotherham Council and Magna, as reported by Premier Construction News. The scheme, named Steelos Business Park, is being delivered through the YORbuild3 Medium Works framework with a completion target of Q2 2027.
Construction began in early June 2026 and will deliver eight flexible commercial units totalling almost 10,000 sq ft, comprising six managed workspace units and two food-and-beverage units. The scheme also includes landscaped public spaces, outdoor seating, improved pedestrian access and parking provision, creating a mixed-use commercial environment on part of the former Templeborough steelworks site.
Steelos Business Park takes its name from Steel, Peech and Tozer, a 19th-century steelmaker whose former Templeborough works was redeveloped into the Magna Science Adventure Centre. The development is backed by government funding through the Town Deal programme and is designed to support small and medium-sized enterprises in the Don Valley Corridor, a designated Mayoral Development Zone.
The scheme benefits from direct connectivity to the new Magna tram-train station, which opened in April 2026, strengthening transport links between Templeborough, Sheffield and Rotherham.
Lee Powell, managing director of HBC, said: "We're proud to be delivering this key business project in Templeborough, an iconic industrial area in the region and one with incredible potential. The project allows us to build on our relationship with Rotherham Council, while we continue work on the Rotherham Markets redevelopment, and deliver a high-quality and collaborative public/private scheme alongside Magna."
Richard Hammill, chief executive of Magna, said: "It's fantastic to see work now underway on this exciting development. This investment will help transform the area, creating new opportunities for businesses while enhancing the experience for everyone who visits Magna. We're especially pleased that the name 'Steelos' has been retained. It reflects the proud industrial heritage of Templeborough and keeps alive an important part of the history of Magna, the former steelworks site, and the wider community."
HBC employs more than 125 construction specialists and operates across Yorkshire, the East Midlands and Teesside. The company delivers projects across residential, industrial and logistics, urban development, and public sector facilities including schools, healthcare buildings and research centres.
