Industry NewsLand Development Agency breaks ground on 193 A-rated homes in north Dublin
Ireland's Land Development Agency (LDA) has commenced construction on 193 affordable and social homes at Golding Green, Kinsealy, in north County Dublin, with Lydon appointed as development partner to deliver the scheme in a single phase. As reported by BreakingNews.ie, all homes are expected to be completed in 2028.
The scheme will deliver 123 three-bed houses, 30 two-bed houses, 20 three-bed duplex apartments and 20 two-bed apartments. All units will be A-rated, targeting the upper end of Ireland's residential energy performance requirements under the Nearly Zero Energy Building standard mandatory for new residential construction across the EU.
Homes will be made available through the affordable purchase and social housing streams. The Local Authority Affordable Purchase Scheme enables eligible buyers to bridge the gap between the market price and funds available through personal savings and mortgage, with Fingal County Council holding a shared equity interest in each property until the amount is repaid or the home is sold.
The Golding Green site is positioned between Clarehall and Malahide in north County Dublin, an area experiencing sustained residential demand driven by population growth in the greater Dublin commuter belt. It benefits from strong public transport connectivity, including bus services along the Malahide Road and rail access from Portmarnock DART station.
Supporting amenities form a central part of the scheme's design. These include a crèche, public open space, a football pitch, new pedestrian links and a cycle greenway, integrating the development into the surrounding neighbourhood and providing long-term community infrastructure.
The LDA was established under the Land Development Agency Act 2021 to accelerate the delivery of affordable housing on state and state-agency land. The Golding Green scheme forms part of its broader national delivery programme, which targets the activation of underutilised public land for residential use.
Ireland continues to face acute housing supply pressure. According to the Housing Agency, there is an estimated annual requirement of approximately 50,000 new homes to meet current and projected demand, a target the construction sector has yet to consistently achieve at scale.
