The Land Development Agency (LDA) and Limerick City and County Council (LCCC) have commenced construction on 183 affordable and social homes at Mungret, Co. Limerick, with Galway-based Coolsivna Construction Group appointed to deliver the homes and supporting infrastructure, as reported by BreakingNews.ie. The construction work programme for the first homes is 30 months.
The first phase comprises 14 two-bed, 60 three-bed and 25 four-bed homes, to be delivered as a mix of detached and semi-detached houses and duplexes. The project is located on a greenfield site on the grounds of the former Mungret College, where LCCC has secured planning permission for over 250 new homes in total.
The LDA has partnered with LCCC to deliver 183 of the homes, with the remaining units, a crèche, community spaces and a public plaza to be delivered by Clúid Housing as part of an integrated scheme for older people. The wider Mungret Framework has potential to deliver approximately 1,950 new homes across land in both public and private ownership.
Mayor of Limerick John Moran said it was great to see construction beginning on the site. "This is the first of the pipeline sites to do so since 2024. Mungret has been transforming around the new Mungret Park and this will keep up the momentum there too. Coming on top of recent planning permissions on other larger sites by the LDA and the private sector, it is showing that finally we are starting to move back closer to where we need to be on housing delivery."
The Mungret scheme is one of several LDA projects advancing in Limerick. The agency has previously delivered 81 cost rental homes at The Mills in Castletroy and received planning permission in December 2025 for 284 cost rental and social homes at The Lightworks site on Dock Road in Limerick City. The LDA is also working with LCCC to advance plans for over 230 homes and amenities at Carey's Road.
The Mungret Framework has already delivered a new park, playground, schools and a link road. The commencement of residential construction marks a further activation of the broader regeneration plan for the area.
