Sisk and D/RES Properties launch Arden joint venture to deliver large-scale housing across Ireland

Irish contractor John Sisk & Son and housebuilder D/RES Properties have established Arden, a fully independent joint venture company formed to deliver large-scale, multi-tenure residential-led community developments across Ireland. The launch represents a significant structural development in the delivery of housing at institutional scale in the Irish construction market.

The Irish Post reported that Arden was initially formed to deliver the Foothills neighbourhood development in Killinarden, South Dublin, in partnership with South Dublin County Council. The first units from that project are due to launch in September 2026.

The formation of Arden reflects a broader pattern across the Irish construction sector, where increasingly complex large-scale schemes are driving contractors and developers to pool capabilities under dedicated delivery structures. Ireland's Housing for All plan and successive government targets have placed sustained pressure on the sector to increase the pace and scale of residential output.

Arden's model positions the venture to pursue schemes requiring both development origination expertise and large-scale construction execution, with a stated focus on sustainable, well-planned communities delivered across multiple tenures.
