Industry NewsChartered Land to break ground on Ireland's tallest building at Parkgate Street in August
Construction on Dublin's long-awaited Parkgate Street apartment development will begin in August, with substructure works for the landmark 30-storey tower, Block A, scheduled to commence on 13 August and the tower itself to be built over a two-and-a-half year period from September. At 102m, the structure will become the tallest building on the island of Ireland upon completion.
The Irish Independent reported that the full development, located on the former Hickeys Wholesale Fabrics site on Parkgate Street across the river from Heuston Station, is scheduled for completion in April 2029. Demolition of the existing storage warehouse began on 22 April and is expected to take approximately one month.
Developer Joe O'Reilly's Chartered Land secured planning permission from Dublin City Council last year for the latest iteration of the scheme, which has been proposed in various forms over several years. The permitted design includes 562 apartments across three blocks, alongside residential amenities, retail and community space at ground level.
Block A will deliver 198 apartments, with 145 of those designated as build-to-rent. The remainder of Block A and all units in Blocks B and C will be build-to-sell. Blocks B and C will range between eight and 13 storeys. The scheme is primarily composed of one- and two-bedroom apartments, totalling 297 and 237 units respectively, alongside 27 studios and one three-bedroom unit.
The Parkgate Street site is one of a limited number of locations designated for a landmark building under the Dublin City Development Plan, defined as structures substantially taller than their surroundings that cause a significant change to the skyline. Landmark projects must demonstrate exemplary architecture, green credentials and public realm enhancements.
