RIAI introduces modernised contract forms to streamline project delivery

The Royal Institute of the Architects of Ireland (RIAI) has unveiled the RIAI Construction Contract 2025, a restructured and updated suite of contracts developed with the Construction Industry Federation (CIF) and Society of Chartered Surveyors Ireland (SCSI).

Replacing the 2017 editions, the new ‘Yellow’ and ‘Blue’ forms aim to improve collaboration and reduce ambiguity in project execution. They incorporate practical provisions that reflect the realities of modern contracting, including contractor design responsibilities, professional indemnity coverage, and defined notice periods to promote clearer communication and accountability between parties.

The revised layout brings Contract Particulars to the front of the document, improving accessibility during contract formation and reference. Despite the structural refresh, the familiar clause balance of earlier editions remains intact to maintain industry confidence and usability.

According to RIAI President Sean Mahon, the updates reinforce the RIAI form’s standing as the industry benchmark for private works, supporting Ireland’s ongoing demand for housing, infrastructure, and commercial facilities. Representatives from SCSI and CIF echoed this, citing the contract’s potential to minimise user amendments and align with contemporary practices.

The new forms are now available through the RIAI Bookshop and RIAI Documents Online platform, offering both print and digital formats for industry adoption.
